AI closes more deals for agents by doing the follow-up work that falls through the cracks on a busy week. It does not replace your judgment, your negotiation or your showings. It keeps the pipeline warm while you do those things.
At Vince Young Realty, every agent gets the AGNT AI suite: an assistant named Grant that works leads and drafts follow-up, a CRM with lead routing that integrates with Follow Up Boss, and automated saved-search alerts to clients. It comes with a 90/10 split and no transaction fees.
Think of it as three jobs: responding, remembering and marketing. Responding means a new lead hears back while they are still interested. Remembering means a past client gets a check-in at the right time instead of whenever you happen to think of them. Marketing means your listings and your name keep showing up without a weekend spent writing captions.
Most agents do not lose deals at the closing table. They lose them months earlier, when a lead from a Saturday open house never gets a second message. Consider a hypothetical agent with 100 leads in a year:
The assistant does not guarantee any conversion rate. It raises the number of people you are actually talking to, which is the input every closing depends on.
Past clients are the same story. If you have closed 50 deals over your career and each client refers one friend every few years, a missed check-in is a missed referral. An assistant that surfaces those names on a schedule puts that referral stream back in front of you.
Suppose better follow-up turns 2 more of those 100 leads into buyers this year. At a hypothetical $400,000 price and a 2.5% buyer-side commission (commissions are negotiable in Texas), each deal is $10,000 gross.
Compare that to the brokerage fee: $250 a month is $3,000 a year. Two extra closings would cover six years of it.
Leases count too. Five extra leases a year at a hypothetical $1,000 commission is $5,000 gross and $4,500 at 90/10, with no per-lease fee coming out of any of them.
A deeper look at the CRM itself is on our AI CRM page. The product film is here.
Use AI for drafts and reminders, and keep the final word yours. Review every message before it goes out. Check that CMA comparables make sense for the property. Never let automated copy make claims about a neighborhood's character or the people who live there; fair housing rules apply to your marketing whether a person or software wrote it. Treat price opinions as yours, because your license is on them.
Used that way, AI saves hours each week. A hypothetical 5 hours saved per week is about 250 hours a year, roughly six 40-hour weeks returned to showings and listing appointments.
We will walk you through Grant, the CRM and the alert system and show what your first month would look like. Call (512) 785-7489 or request a call on our join page.
Bring your current lead sources and your CRM export if you have one, and we will show you how they would flow into the AGNT suite.
For most agents, AI is a tireless assistant for the repetitive parts of the job. It drafts replies to new leads, suggests follow-up timing, writes first drafts of social posts and newsletters, assembles CMAs, and sends clients listing alerts. The agent still decides what goes out and handles every conversation that matters. At Vince Young Realty that assistant is Grant, part of the AGNT AI suite included for every agent.
The AI CRM and marketing automation come with joining. The brokerage terms are a flat $250 monthly fee, a 90/10 commission split, and no transaction fees on sales or leases. If you already pay for a separate CRM or marketing tool, compare that subscription to what is included here, since you may be able to drop it. Ask us for the complete fee schedule on a call so you can see every line.
Setup typically happens during onboarding, once your license sponsorship is active and your account is created. The exact timing depends on how fast the sponsorship change processes and how much existing data you bring, such as a contact list or a Follow Up Boss account. We can give you a realistic timeline on a call based on your situation. Sponsorship process details are on trec.texas.gov.
They solve different problems. A human assistant handles judgment calls, vendor coordination and phone work. An AI assistant handles volume: first drafts, reminders and routine follow-up at any hour. A human assistant is a real expense; a hypothetical part-time assistant at $20 an hour for 15 hours a week is $300 a week, or about $15,600 a year. Many agents start with AI for volume and hire a person once their deal count justifies it.
A buyer submits a form or saves a search on your website. The lead lands in your CRM, where routing rules decide who owns it, and if you use Follow Up Boss the CRM integrates with it. Grant drafts a first response and a follow-up plan for you to review. The client can be set up on saved-search alerts so new listings reach them automatically. You then take the conversation from there.
Sending AI drafts without reading them. Automated copy can get facts wrong, sound generic, or cross a fair housing line by describing a neighborhood's residents instead of its homes. Your license backs every message, so review before sending. The second mistake is buying several disconnected tools that do not share data, which leaves leads scattered across apps. One CRM that holds the lead, the alerts and the follow-up avoids that.
It helps with the workload the Austin area creates. Agents here often cover Travis, Williamson and Hays counties, work both sales and leases in the ACTRIS MLS, and field inquiries from people relocating from out of state who expect quick answers. Automated alerts and drafted follow-up help one agent stay responsive across that spread. Leasing volume in particular benefits, since many small deals mean many conversations to keep track of.
Say a couple fills out a form on your site at 9 p.m. asking about homes under a hypothetical $500,000. The lead lands in your CRM overnight, Grant drafts a reply and a two-week follow-up plan, and you review and send it the next morning. You set them up on saved-search alerts. Three weeks later a new listing matches, they get the alert, and they ask to see it. You never had to remember them.
Yes, but that is mostly about your website. AI answer engines such as ChatGPT and Perplexity can only cite pages they can read. Vince Young Realty agents get their own custom website built on Savvy Studio, which is server-rendered so AI answer engines and Google can read it, with IDX search and lead capture into the CRM. Our page on getting found on ChatGPT covers that side.
Because the tools come with terms that let you keep what they help you earn: a 90/10 split, no transaction fees on sales or leases, and a flat $250 monthly fee. You get the AGNT AI suite with the Grant assistant, a CRM that integrates with Follow Up Boss, saved-search alerts, CMAs, social posts, newsletters and reels, plus your own website and a mobile app. Call (512) 785-7489 or apply here.
