Plenty of brokerages advertise a "free website." Before you count it as a perk, check which of two very different things you are being offered. One is a real website with your name at the top, a home search and a form that sends leads to you. The other is a roster page on the company site with your headshot and a phone number. Both get called a website in recruiting conversations. Only one of them works for you at 11 p.m. when a buyer is browsing.

A roster page is not a website

A roster page lives on the brokerage's domain, carries the brokerage's navigation and usually routes inquiries to a shared inbox or an office lead pool. It is useful for credibility. It is not a marketing asset you control.

An agent website should pass four tests:

  • Your brand leads. Your name, your photos, your service areas, with the brokerage shown as required by Texas advertising rules.
  • Buyers can search homes on it. IDX search keeps visitors on your site instead of sending them to a portal.

Why server rendering matters in 2026

Many agent sites are built as single-page apps that load their content with JavaScript after the page opens. A person sees a full page. A crawler that does not run the script may see an almost empty one.

Savvy Studio sites are server-rendered: the text, listings and headings are in the HTML when the page is delivered. That matters because a growing share of buyers and sellers now ask ChatGPT, Perplexity or Google's AI answers before they ever click a link. Run the numbers on buying your own

Suppose, as a round hypothetical, that a custom design, hosting and an IDX subscription cost an independent agent $150 a month. That is $1,800 a year for the website alone.

A custom site takes longer than flipping on a template, because the design, bio, service areas and search setup are built around you. The exact timeline depends on how quickly you send photos, copy and preferences, and on where you are in the license transfer. Ask us on a call for the current build timeline. In the meantime, your license move, CRM setup and app access can run in parallel, so the website does not hold up anything else.

Is a brokerage-provided site better than building my own on a DIY site builder?

A DIY builder gives you design control, but you still have to buy and wire up IDX, connect forms to a CRM and make sure crawlers can read the pages. Many builders render content with JavaScript, which can hide text from some AI crawlers. The tradeoff to check is ownership of the domain and content if you leave, so ask about that directly.

How does IDX search get onto an agent's website?

IDX, or Internet Data Exchange, lets brokers display other brokers' MLS listings on their sites under MLS rules. Because IDX access runs through the sponsoring broker, an agent's site typically gets its feed through the brokerage, which is one reason an included site is valuable. On Vince Young Realty agent sites, IDX search is built in: visitors browse listings, save homes and create saved searches, and those accounts become contacts in your CRM. MLS display rules, such as listing attribution, still apply.

What happens to my website if I change brokerages later?

This is the most common pitfall with any included website, anywhere. IDX feeds, brokerage branding and sometimes the domain are tied to the sponsoring broker, so a site usually has to change when your license moves. A practical habit: register your personal domain in your own name and keep copies of your bio, photos and blog posts. Does an Austin agent website need to cover more than the city of Austin?

Usually, yes.
