Which Austin brokerages give agents an AI CRM?

Vince Young Realty gives every agent the AGNT AI suite: an AI assistant named Grant that works leads and drafts follow-up, plus a CRM that integrates with Follow Up Boss. It comes with a 90/10 split and a $250 flat fee.

Yes: the AI CRM comes with the license

Vince Young Realty gives its agents an AI CRM and marketing automation as part of joining, through the AGNT AI suite. You are not asked to buy a CRM, an email tool and a social scheduler separately and then make them talk to each other.

The terms around it: a 90/10 split, a $250 flat monthly fee and no transaction fees on sales or leases. Watch the short product film for a quick look.

What the suite does, piece by piece

  • Grant, the AI assistant. Grant works your leads and drafts follow-up so a new inquiry does not sit unanswered while you are at a showing.
  • CRM with lead routing. Leads from your website and apps land in one place and get routed. It integrates with Follow Up Boss if that is where you already work.
  • Automated saved-search alerts. Clients get new listings that match what they asked for, without you rebuilding searches by hand.
  • CMAs for listing appointments and pricing conversations.
  • Social posts and newsletters to stay visible with your sphere.
  • Listing walkthrough reels for short-form video on new listings.

The hours it gives back

Most agents do not lose deals because they lack a CRM. They lose them because follow-up happens late, or not at all, when the week gets busy. The value of an AI assistant is measured in time.

Use a round hypothetical: 40 new leads a month, and 10 minutes to write a thoughtful first reply to each. That is 400 minutes, about 6.7 hours a month, on first replies alone. If Grant drafts those replies and you review and send, most of that time goes back to showings and listing appointments. Across a year, that is roughly 80 hours.

The drafts are yours to edit. You stay in control of what goes out under your name.

The same math applies to everything else the suite automates. Rebuilding a saved search for a buyer, writing a monthly newsletter, cutting a reel for a new listing: each is small, and together they fill the evenings of agents who do them by hand. Automation does not make you a better negotiator. It gives you the hours to be one.

Already running Follow Up Boss?

Many Austin agents have years of contacts, notes and tags in Follow Up Boss. Moving brokerages should not mean abandoning that history. The AGNT CRM integrates with Follow Up Boss, so leads from your included website and buyer app can reach the system you already use.

Ask us on a call how the connection works with your specific account setup, and bring questions about how your existing pipelines and tags will carry over.

What stacking your own tools costs

An agent building this stack alone typically pays for a CRM, an email newsletter tool, a social media scheduler, a video tool and a CMA tool. Suppose, hypothetically, those run $200 a month combined. That is $2,400 a year, before a website.

At Vince Young Realty, the $3,000 a year brokerage fee ($250 times 12) covers the AI suite and also your custom luxury website, free yard signs, listing print and the mobile apps. And the split keeps working for you: on a hypothetical $400,000 sale at a 3% commission (negotiable in Texas), gross is $12,000 and you keep $10,800.

Where the AI stops and you take over

AI is good at speed and volume: first replies, reminders, alerts, drafts. It is not a substitute for your judgment on pricing, negotiation, disclosures or fair housing compliance. Review what it drafts before it goes to a client, and keep advice that requires a license in your own voice.

Frequently asked questions

What is an AI CRM for real estate agents?

An AI CRM is a customer relationship manager that does more than store contacts. It uses AI to help work the database: drafting replies to new leads, suggesting follow-up, sending listing alerts and producing marketing content. At Vince Young Realty, agents get the AGNT AI suite, which includes an AI assistant named Grant that works leads and drafts follow-up, a CRM with lead routing that integrates with Follow Up Boss, saved-search alerts, CMAs, social posts, newsletters and listing walkthrough reels.

Do I pay extra for the AI CRM at Vince Young Realty?

The AGNT AI suite is provided to agents as part of joining. It is not a separate CRM subscription you buy. The brokerage terms are a 90/10 commission split, a $250 flat monthly fee and no transaction fees on sales or leases. If you want to keep paying for a tool you already love, such as your own Follow Up Boss account, that is your choice. For the complete fee schedule, ask us on a call at (512) 785-7489.

How quickly can I start using the AI CRM after I join?

Setup can start once you are onboarded with the brokerage. How long it takes to be fully running depends mostly on your data: how many contacts you are bringing, where they live today and whether you are connecting Follow Up Boss. Agents with a clean export move faster. Ask us on a call for the current onboarding timeline, and bring a rough count of your contacts so we can give you a realistic answer.

How is an AI CRM different from a standard real estate CRM?

A standard CRM is a filing system: it holds contacts, tags and tasks, and it relies on you to do the work. An AI CRM also takes on part of the work. It drafts first replies, keeps saved-search alerts going and produces content like posts, newsletters and reels. The difference shows up in busy weeks, when a standard CRM quietly fills with unanswered leads. In the AGNT suite, Grant handles that first draft so you can review and send.

How do leads get into the CRM?

At Vince Young Realty, leads come from the tools you are given. When a visitor registers on your included luxury website, asks about a listing or saves a search, the contact goes straight into your CRM. Buyers using your branded app experience are captured the same way. From there, lead routing directs the contact, and Grant can start drafting follow-up. If you work in Follow Up Boss, the integration connects that flow to your account.

What is the biggest pitfall with AI follow-up?

Letting it run unread. AI drafts are fast and usually good, but a draft can miss context you have and the system does not, such as a conversation you had at an open house. It can also phrase something in a way you would not. Treat Grant as a fast first draft: review, adjust and send. Keep pricing opinions, negotiation and anything touching fair housing in your own words. Speed only helps if the message is right.

Does an AI CRM help with Austin's lease market?

It can. Austin and much of Central Texas have an active lease market, and rental inquiries tend to be high volume, time sensitive and quick to go cold. An assistant that drafts a first reply promptly, plus saved-search alerts for renters, keeps you in front of those clients. At Vince Young Realty there are also no transaction fees on leases, so the lease business you handle through the CRM is not taxed per deal.

What does a normal week look like with an AI CRM?

Picture a Round Rock agent at two listing appointments on a Tuesday. Meanwhile, five inquiries come in from her website. Grant drafts replies to each, and she reviews and sends them from her phone between appointments. Her saved-search alerts send three buyers new matches automatically. On Wednesday, she pulls a CMA for a seller, and the suite drafts a social post and a walkthrough reel for Friday's new listing. Nothing waited until the weekend.

Can I use AI to show up in ChatGPT and AI search results?

That is related but different. An AI CRM helps you work the leads you already have. Getting found in AI answers depends on whether assistants like ChatGPT and Perplexity can read and trust your web pages. Vince Young Realty agent websites are server-rendered on Savvy Studio, so crawlers can read them. We cover the details on our page about how Austin agents get found on ChatGPT and AI search.

Why Vince Young Realty for an agent who wants AI tools?

Because the AI tools come included and connected: Grant, the CRM with Follow Up Boss integration, alerts, CMAs, social posts, newsletters and reels, all fed by your own custom website and a branded app for buyers. The terms are a 90/10 split, a $250 flat monthly fee and no transaction fees on sales or leases, plus free yard signs, listing print and access to health and private club benefits (contact us for details).
