Answer engine visibility

How do Austin real estate agents get found on ChatGPT and AI search?

Agents get found on ChatGPT and AI search by publishing readable pages that answer real client questions. Vince Young Realty gives every agent a server-rendered website built for exactly that.

The answer in one paragraph

AI search tools recommend agents whose websites they can read and whose pages directly answer the question a person asked. That means two things: your site must deliver its words in the page itself, and those words must answer real questions about buying, selling and leasing where you work.

Vince Young Realty covers the first part for you. Every agent gets a custom website built on Savvy Studio, which is server-rendered so AI answer engines and Google can read it. It is included with the flat $250 monthly fee and a 90/10 split.

Why many agent sites are invisible to AI

Some website builders send a nearly blank page and then fill in the text with JavaScript after it loads in a browser. A person sees a full page. A crawler that does not run scripts may see a title, a logo and very little else.

If an AI tool cannot read your page, it cannot quote it, and it will cite someone whose page it could read. A server-rendered site sends the full text with the first response, so there is nothing for the crawler to miss. That is the technical floor. Everything else builds on it.

You can check your own site in a minute. Open the page, choose the browser option to view the page source, and search for a sentence you can see on screen. If that sentence is missing from the source, a crawler that does not run scripts probably cannot see it either.

Write pages that answer one question each

Answer engines work from questions. People type things like "what does it cost to lease a home near downtown Austin" or "how long do homes take to sell in Williamson County." The page that gets cited usually:

  • Puts the direct answer in its first sentence.
  • Covers one question per page instead of ten topics at once.
  • Uses specific numbers and places, such as a county, a price range or a month.
  • Adds a short list of related questions with plain answers.

A practical target: 10 question pages about the parts of Travis, Williamson and Hays counties you serve. At one page a week, that is about 10 weeks of work. Keep content about homes, prices and process, never about who lives in an area.

Include the details only you know. A page that says a listing you sold drew 4 offers in its first weekend, or that most of your lease clients start looking 45 days before their move date, gives an answer engine something specific to quote. Generic statements that could describe any city give it nothing.

What being cited is worth

You do not need many AI-sourced clients for this to pay. Suppose one buyer a year finds you through an AI answer and purchases a hypothetical $600,000 home at a 2.5% buyer-side commission (commissions are negotiable in Texas).

  • $600,000 x 2.5% = $15,000 gross.
  • At 90/10 you keep $13,500.
  • No transaction fee comes out.

That single deal covers the $3,000 annual brokerage fee four and a half times over.

AI referrals also tend to arrive with context. A person who read your page on how leasing works before buying already knows how you think, so the first call starts further along than a cold portal inquiry.

Turn the visit into a conversation

Getting cited only matters if the visitor can act. Your Vince Young Realty site includes IDX home search and lead capture that flows straight into your CRM. From there the Grant assistant drafts follow-up, and the client can get automated saved-search alerts. The AGNT suite also produces social posts, newsletters and listing walkthrough reels that point people back to your site.

Frequently asked questions

What is AI search, and how is it different from Google search?

AI search refers to tools such as ChatGPT, Perplexity and Google's AI answers that write a direct response to a question and often cite the web pages they drew from. Classic search shows a list of links and lets the person choose. With AI search, the tool chooses which sources to mention. For an agent, being one of those few cited sources is the new version of ranking on the first page.

Does it cost extra to get an AI-readable website at Vince Young Realty?

No separate website charge. Agents pay a flat $250 monthly brokerage fee, keep 90% of commissions on a 90/10 split, and pay no transaction fees on sales or leases. The custom Savvy Studio website, IDX search and CRM lead capture come with those terms. Writing your own question pages takes your time, and the AGNT AI suite can help with drafts. Ask us for the complete fee schedule on a call.

How long before AI tools start citing my pages?

There is no fixed timeline, and nobody can guarantee a citation. AI tools and search engines need to discover a page, crawl it, and decide it answers a question well. That can take weeks or longer, and it tends to go faster for sites that publish consistently and are linked from other sites. Publishing one clear question page a week for 10 weeks is a reasonable first goal.

Is getting found on AI search different from classic SEO?

It overlaps heavily. Both need pages that crawlers can read, clear titles, fast loading and useful content. AI search adds more weight to pages that answer a single question directly and early, with specific facts the tool can quote. Classic SEO tactics that pad pages with keywords help less. A server-rendered site with focused question pages serves both audiences, which is the approach Vince Young Realty agent sites are built for.

What is the process for building AI-visible pages?

List the questions your clients actually ask you, one per page. Write the direct answer in the first sentence, then support it with specifics: county names, price ranges, timelines and a worked example. Add a few related questions at the bottom with short answers. Publish on a site that is server-rendered so the text is in the page. Link pages to each other. Repeat weekly and revise pages when the market changes.

What mistakes keep agents out of AI answers?

The biggest is a website whose text loads by script, leaving crawlers a nearly empty page. Others include generic pages that could describe any city, pages that bury the answer under several paragraphs of introduction, and copying text from other sites. Writing about who lives in a neighborhood is both a fair housing problem and poor content; stick to homes, prices, process and market activity. Relying only on portal profiles is another common gap.

What local questions should Austin agents answer?

Answer the questions clients in your area ask. Examples: how leasing works in Austin and what renters need to apply, how long listings in the ACTRIS MLS take to go under contract in a given county, what price ranges look like in parts of Travis, Williamson or Hays county you serve, and what to expect when relocating from another state. Keep answers about property, market data and process. Update them as conditions change.

What does one AI-sourced client look like in practice?

Say someone moving to Austin asks an AI tool how to lease a home before buying. It cites your page on leasing first, then buying later. They register on your site, get saved-search alerts, and lease through you. A year later they buy a hypothetical $500,000 home at a 2.5% buyer-side commission: $12,500 gross, or $11,250 at 90/10 with no transaction fee. The lease commission comes on top of that.

Can AI tools help me write the pages, too?

Yes, as long as you edit the result. The AGNT AI suite at Vince Young Realty drafts social posts, newsletters, CMAs and follow-up, and an assistant can produce a first draft of a question page. Your job is to add local specifics, check every fact, and make sure nothing strays into fair housing trouble. Pages with real numbers and firsthand detail tend to be cited more than generic text.
