For agents who lease, this is the single most important line in a brokerage agreement. Lease checks are small, and a flat fee per deal takes a large share of a small number. Many agreements treat leases as an afterthought. Ours treats them as real business.

The math on one lease check

Say you place a tenant in a home renting for a hypothetical $2,400 a month, and your side of the commission is $1,200. Lease commissions are negotiable in Texas and vary by listing; this is an illustration.

  • Vince Young Realty: 10% to the brokerage is $120. You keep $1,080.
  • Traditional 70/30: 30% to the brokerage is $360. You keep $840.
  • 100% commission with a $350 per-deal fee: you keep $850. The fee alone is about 29% of the check.

A full year of leasing

Now scale it. A hypothetical leasing agent closes 25 leases a year at $1,200 each, $30,000 gross.

  • Traditional 70/30: $9,000 to the brokerage. You keep $21,000.

A lease transaction fee is a flat dollar charge a brokerage takes each time an agent closes a lease, separate from the commission split. Under some models it is the same amount charged on a sale, even though lease commissions are usually far smaller. That makes it one of the most expensive terms in an agreement for leasing agents. What does a lease cost me at Vince Young Realty?

When is Austin lease season, and when should a leasing agent switch brokerages?

Austin lease activity typically builds in late spring and runs heavy through summer, when many leases turn over. Many leasing agents prefer to change brokerages in the fall or winter, when fewer applications and move-ins are in progress. Is 90/10 with no lease fee better than 100% commission for leasing?

For most leasing agents, yes, because lease checks are small. On a hypothetical $1,200 lease commission, 90/10 leaves you $1,080, while 100% with a $350 per-deal fee leaves $850. The per-deal model only comes out ahead once a single check is larger than $3,500, since 10% of $3,500 equals the $350 fee. Many lease commissions fall below that, although commission amounts are negotiable and vary by deal.

How are lease deals paid when I join?

In Texas, a sales agent's compensation is paid through the sponsoring broker, who then pays the agent under the independent contractor agreement. At Vince Young Realty, a lease commission is split 90/10 with no transaction fee deducted. The lease listing agreement and any buyer or tenant representation agreement govern who pays the commission and when. Suppose you close 18 leases at a hypothetical $1,100 commission each and 5 sales at $11,000 each. That is $19,800 plus $55,000, or $74,800 gross.
