That matters because transaction fees are the cost agents most often underestimate. They look small on one deal, they come out before the check reaches you, and they add up fast over a year of closings.

What counts as a transaction fee

Per-deal charges go by many names. When you read a brokerage agreement, look for any of these:

  • Transaction fee or transaction coordination fee
  • Processing, file or closing fee
  • Compliance or file review fee
  • Admin fee charged on each closing

If it is charged each time you close, it is a transaction fee, whatever the label says. The test is simple: does the charge go up when your deal count goes up? If yes, count it in your comparison, and multiply it by the number of deals you actually closed last year.

What per-deal fees cost over a year

Take a hypothetical Austin agent with 20 closings in a year: 12 sales and 8 leases. At an illustrative $395 per-deal fee:

  • 12 sales x $395 = $4,740
  • 8 leases x $395 = $3,160
  • Total transaction fees: $7,900

At Vince Young Realty that line is $0. For perspective, $7,900 is more than two and a half years of our $250 monthly fee, which totals $3,000 a year. The agent in this example would pay more in per-deal fees in one year than in monthly fees here across 31 months.

Now add the split. On the same 20 closings, suppose the sales averaged a hypothetical $12,000 gross commission and the leases $1,000, for $152,000 total. Here the brokerage keeps 10%, or $15,200, plus $3,000 in monthly fees. You keep $133,800, and not one dollar of that total was taken per deal. Commission rates are negotiable in Texas, so swap in your own averages.

Why no fees matters most on smaller checks

A per-deal fee is a fixed dollar amount, so its real cost depends on the size of the check. Using the same $395 illustration:

  • On a $15,000 sale commission, it is about 2.6% of the check.
  • On a $4,000 condo commission, it is about 9.9%.
  • On a $1,000 lease commission, it is 39.5%.

When do transaction fees usually get charged?

Under models that use them, a transaction fee is typically deducted at closing, taken from the commission check before the agent is paid, or billed to the agent afterward. That timing makes the fee easy to overlook, since many agents only look at the net deposit. At Vince Young Realty there is no per-deal deduction: when a commission comes in, 90% is yours and 10% stays with the brokerage.

Is no transaction fee better than a higher split with a fee?

Run the numbers on your own mix. Compare a hypothetical 95/5 split with a $395 per-deal fee against our 90/10 with no fee, before monthly fees on either side. On a $15,000 check, 95/5 with the fee leaves $13,855 and 90/10 leaves $13,500, so the fee model wins. On a $3,000 check, 95/5 with the fee leaves $2,455 and 90/10 leaves $2,700, so we win. The break-even check is $7,900.

How do I check a brokerage agreement for per-deal fees?

Read the compensation and fees sections of the independent contractor agreement, plus any fee schedule it references. Search for any charge described as per transaction, per closing, per file or per deal, and for any fee that applies to leases specifically. Then ask the brokerage to confirm the full list in writing. This is not legal advice; if the language is unclear, have an attorney review the agreement before you sign it.

Can a brokerage advertise no transaction fees and still charge per deal?

Wording matters. A brokerage might waive a fee called a transaction fee but charge a processing, compliance or file review fee on every closing. The label differs; the effect on your check is the same. The fix is to ask one plain question: is anything charged each time I close, under any name? Do Austin leases count as transactions for fee purposes?

Under many models, yes: a lease closed through the ACTRIS MLS is a transaction and carries the same per-deal fee as a sale. That gets costly in Austin, where leasing is a steady part of many agents' business across Travis, Williamson and Hays counties. At Vince Young Realty leases carry no transaction fee. The only brokerage share is the 10% split, so on a hypothetical $1,200 lease commission you keep $1,080.

How much would a 30-deal agent save with no transaction fees?

Take a hypothetical agent with 30 closings a year. At an illustrative $395 per deal, transaction fees would total $11,850. At Vince Young Realty that line is zero. Even set against our $3,000 a year in monthly fees, those per-deal charges would cost $8,850 more, before you compare splits at all. The more you close, the larger the gap, because our cost per deal stays at 10% with no fixed add-on.

Does no transaction fee mean I pay for my own marketing?
